ONE of Australia’s biggest farming operations is on the market - and expected to fetch a record price, especially after wide-spread rain has swept the area.
Carrington Farms comprises 57,370 hectares on the Queensland/NSW border and is recognised as one of the most sought-after irrigation and dryland agribusinesses in Australia and tipped to sell for $300-400 million. Stretching across 80km alongside the Macintyre River this opportunity takes in 16 properties with expertise across a range of soft commodities including cotton, and both summer and winter coarse grains and oilseeds, as well as cattle and sheep. It boasts one of the country’s largest water licence portfolios and is one of the largest holders of irrigated land in Australia.
It has extensive irrigation infrastructure and is licensed to store 85,000 megalitres of water in 29 dams.
The operation has multiple homesteads and a modern four-stand cotton gin, east of Goondiwindi, with massive storage facilities and an on-farm private railhead linked to Brisbane ports for exports.
Carrington Farms currently has capacity to produce 125,000 bales of cotton and 42,000 tonnes of grain annually, but has the infrastructure to vary the crop mix depending on market demand.
It has existing grazing capacity with irrigation infrastructure for approximately 6000 cattle or 30,000 sheep.
Plans have also been approved for two further feedlots for a further 27,000 head of cattle.
The land is of superior quality in an area long recognised as one of Australia’s premier agricultural regions.
Advisors for the vendor Falcon Corporate Advisory Ltd said the property had performed solidly during difficult times and has enormous continued commercial potential.
Falcon Corporate said Carrington Farms would be “the biggest ever Australian rural sale and that properties like this seldom come up for sale.”
Executive director David Wells said this property offered buyers superior long term returns through freehold ownership and the opportunity to acquire one of the Australia’s largest water licenses.
Carrington Farms is currently privately owned and operated by RMI PTYLTD, and has been in the Marchant family and aggregated for more 25 years.
Mr Wells said the owner of the agribusiness was pursuing other interests.

“This has not been on the market before as a total entity. The unique thing about it is it’s a highly versatile, well established farming operation with the ability to grow irrigated cotton and crops including wheat and barley and can carry up to 6000 head of cattle at the same time.
“Soft commodities are experiencing worldwide growth in demand with strong market prices underpinned by population growth in the emerging economies of China, South Asia and India, and increased adoption of biofuels in the United States and elsewhere,” he said.
“This is compounded by supply limitations due to limited global availability of agricultural land caused by urbanisation and land degradation.”
Carrington Farms has a proven and committed farm management with a full time staff of 38.
